  • Construction starts much earlier than the moment we physically break ground.

    During the design phase, we spend time on site analyzing existing conditions which will need to be considered during the construction and renovation process.

    We talk to the city to get permit lead times, and complete preliminary ground work to confirm what trades are required and what additional research needs to be done prior to building.

    Once design is complete, we meet with our trusted trades on site to discuss the scope of work and gather quotes on labour and materials.

    We then build a detailed timeline and budget, based on our up-to-date industry knowledge and contacts.

    Once we have a signed client contract, we begin construction in a methodical and efficient manner. We require that materials and trades are lined up so we can move as quickly as quality work will allow.

    We communicate with our clients through daily or weekly summaries, and keep thorough documentation of all work and purchases. We ensure that you are informed and in control the entire way.

    Sonoma is skilled at troubleshooting and works with the most reliable trades and suppliers to ensure a home renovation which is timely, quality, and budget driven.

  • Initially, a lot! This might look like weekly meetings and frequent communication with the contractors in between.

    We want you to feel understood and that your life has been improved through building and designing for your family’s needs. We want to get to know you, especially throughout the interior design (if applicable) and pre-construction process.

    Establishing a strong plan during pre-construction will ensure the actual construction phase moves as efficiently as possible.

    Once construction starts, we do regular touch-bases to discuss renovation progress, budget and any troubleshooting that arises. We will send photos and videos to keep you apprised of what is happening on site.

  • It is best to know your budget before you approach a renovation, so we can work with that in mind.

    If you need help with budget creation, our design and build team is up-to-date on local pricing and will be happy to develop a budget with you.

  • The sooner the better! Finding a renovation contractor who you truly like and trust is critical to the success of your project. Each builder’s start time will vary based on their current project work load.

  • First meetings, whether in person or virtual, are 45 minutes and are complementary. These are an opportunity to discuss your project, get to know each other, and for our team to gather enough information to build a proposal.

  • There are two common ways we price our construction projects.

    Time and Materials
    For interior renovations T+M is the most transparent method of pricing. You are paying for the time a project takes and for the materials it requires. We submit detailed timesheets and receipts, and keep track of everything in our budget-tracking software.  This is the most flexible pricing option: it allows for changes along the way, since you are paying the difference.
    By making a solid plan/budget ahead of time, we can estimate costs accurately to relieve the anxiety around not having a fixed fee. Therefore, this is Sonoma’s preferred billing method for interior renovations and construction.

    Fixed Fee
    Fixed fee construction gives the client the satisfaction of knowing exactly what their project will cost. It is paid out in draws throughout the project.
    In order to account for potential onsite unforeseens and inflation prices of labour and materials, fixed fee contracts have a built-in cushion to protect the contractor from losing profit.
    As a result, the trade off for fixed fee is that the client often pays more than if they worked with the right builder on time and materials. Upon request, Sonoma will consider fixed fee projects for interior renovations and construction.
